Roof Cleaning Sydney

Your roof is a quarter of what people see from the street — and moss and lichen are quietly eating it. Soft washing stops both problems at once.

Moss and lichen aren't just cosmetic. They hold moisture against your roof around the clock, lift the protective surface off tiles, creep under laps and edges, and shorten the working life of the most expensive surface on your home. Left long enough, "the roof needs a clean" becomes "the roof needs replacing" years ahead of schedule.

The industry's dirty secret is that high-pressure roof cleaning causes as much damage as the growth does — cracked tiles, stripped Colorbond coatings, voided warranties and water forced under laps. So we don't do it. Skippy's soft washes every roof: a low-pressure treatment that kills moss, lichen and mould at the root, applied safely with proper access equipment and procedures. The growth dies immediately and washes away naturally with the following weeks of rain, leaving the roof clean without a single tile disturbed.

Our Process

Roof & safety assessmentWe check tile condition, access points and anchor requirements before anyone leaves the ground — and disconnect rainwater tanks.
Soft wash applicationSpecialised anti-fungal treatment applied at low pressure across the entire roof, reaching growth pressure could never safely remove.
Detail the problem zonesRidge caps, valleys, south-facing sections and gutter lines get extra attention — that's where growth concentrates.
Nature finishes the jobThe treated growth dies immediately and releases gradually with rain over the following weeks — no blasting, no broken tiles.

Why Soft Washing Is the Only Way We'll Clean a Roof

Colorbond's own guidance warns against high-pressure cleaning, and tile manufacturers are no different — pressure strips the coloured surface layer and cracks brittle older tiles underfoot. Soft washing is slower to show its final result, but it's the only method that cleans thoroughly, protects your warranty and kills growth at the root so it stays gone longer.

  • Manufacturer-recommended soft wash method
  • No cracked tiles, no stripped coatings
  • Kills moss & lichen at the root
  • Strict height safety procedures, fully insured
  • Rainwater tank protocol included
  • Results improve for weeks after treatment

Roof Cleaning FAQs

Is roof cleaning safe for my tiles?

Soft washing is — that's why it's all we do on roofs. High pressure cracks tiles, strips the coloured surface from concrete tiles and forces water under laps into your roof cavity. Our low-pressure treatment touches nothing physically; the chemistry does all the work.

Will cleaning void my Colorbond warranty?

High-pressure cleaning can — which is exactly why we soft wash. Low-pressure washing with appropriate detergents aligns with Colorbond's own maintenance guidance, keeping your coating and your warranty intact.

Why is there still lichen visible right after the clean?

That's how soft washing works — the treatment kills all growth immediately, but dead lichen grips the surface and releases gradually with rain over 2–8 weeks. The roof keeps getting cleaner for two months after we leave. Blasting it off instantly would mean damaging the roof, which defeats the purpose.

I have a rainwater tank — is that a problem?

Not at all, it just needs the right protocol: we disconnect the tank before treatment and you leave it disconnected until the first decent rain has flushed the roof. We'll remind you on the day and confirm when it's safe to reconnect.

How often should a Sydney roof be cleaned?

Every 2–4 years for most homes. Roofs with heavy shade, overhanging trees or coastal exposure grow moss and lichen faster and sit at the shorter end. Catching it early is dramatically cheaper than restoration once tiles start deteriorating.

How much does roof cleaning cost in Sydney?

Most single-storey homes range $450–$800 and double-storey $600–$1,000+, depending on roof size, pitch, access and growth coverage. It's a fraction of roof restoration or replacement — which is precisely what regular cleaning postpones.
